How long does it take to manufacture and deliver a unit?

The average manufacturing time is 90 days, with shipping taking approximately 30 days, depending on your location. Total delivery time is typically 3.5 to 4 months from the date of order and deposit.

Is the ModiHAVEN winter-ready and 4-season capable?

Yes. All ModiHAVEN units are designed for year-round living and built to meet Canadian climate standards. They include:

- R31 spray foam insulation
- Heat pump for heating and cooling
- Optional heated floors and antifreeze water supply for extreme winter conditions

Does the ModiHAVEN meet building codes in my province or state?

Local zoning and permit approvals vary, so we recommend confirming with your local municipality. We’re happy to assist with the required documents and permit application.

How does the setup process work?

The home is delivered to your property fully built. On-site setup involves:

- Crane offloading (client must arrange)
- Connecting plumbing and electrical to existing infrastructure or septic/waste tanks
- Foundation prep (slab-on-grade or optional helical piles)
- ModiHAVEN units are shipped unassembled, unlike other homes, due to its large size. Assembly on-site is required, which may take 1-2 weeks to complete upon delivery.

You can hire a local contractor for setup and assembling, or for locations in Southern Ontario or the GTA, our team offers setup services at an additional service cost. A property survey and site address are required for quoting.

How do I place an order?

To get started, simply fill out our contact form. Once we review your inquiry, our team will reach out by email with a personalized response and attach our official order form. We'll help you select the right unit or begin crafting a customized layout based on your needs.

You have two options to proceed:
- Reserve a unit: Secure your spot with a fully refundable $2,000 deposit while you explore your options or finalize site plans. We allow for a 10 day cooling period for you to lock in your order.
- Place a full order: A 30% deposit is required after 10 days to begin manufacturing and lock in your unit

We'll walk you through everything from model selection to delivery planning.

Do we offer financing?

At this time, Modinno Tiny Homes does not offer in-house financing. However, many of our clients successfully secure funding through a line of credit, personal loan, or financing from their bank or credit union.

We’re happy to assist by providing documentation, estimates, or a formal quote to support your application. If needed, we can also help guide you through the process of applying for a line of credit.To proceed with your order:

- A 30% deposit is required to confirm manufacturing
- Followed by two scheduled payments of 40% in 45 days and 15% before shipping (with video proof)
- The remainder 15% is due upon delivery- Manufacturing and shipping timeline is approximately 18–20 weeks from deposit
