The average manufacturing time is 90 days, with shipping taking approximately 30 days, depending on your location. Total delivery time is typically 3.5 to 4 months from the date of order and deposit.
Yes. All ModiNEST units are designed for year-round usage and built to meet North American climate standards. They include:
- Spray foam insulation
- Heat pump for heating and cooling
- Optional heated floors and antifreeze water supply for extreme winter conditions
Local zoning and permit approvals vary, so we recommend confirming with your local municipality. ModiNEST is not designed to be a full-time living unit, garden suite, or additional dwelling unit, unless paired with the ModiVISTA. ModiNEST is suitable as a shed, office suite, temporary sleeping space, or other applications which may or may not require permits.
The home is delivered to your property fully built. On-site setup involves:
- Crane offloading (client must arrange)
- Connecting plumbing and electrical to existing infrastructure or septic/waste tanks
- Foundation prep (slab-on-grade or optional helical piles)
- ModiNEST units are shipped fully assembled
You can either hire a local contractor for setup and installation, or our team offers setup services at an additional service cost for locations in Southern Ontario or the GTA. Our office is located in Oakville, Ontario. A property survey and site address are required for quoting.

You have two options to proceed:
- Reserve a unit: Secure your spot with a fully refundable $2,000 deposit while you explore your options or finalize site plans. We allow for a 10 day cooling period for you to lock in your order.
- Place a full order: A 30% deposit is required after 10 days to begin manufacturing and lock in your unit
We'll walk you through everything from model selection to delivery planning.
At this time, Modinno Tiny Homes does not offer in-house financing. However, many of our clients successfully secure funding through a line of credit, personal loan, or financing from their bank or credit union.
We’re happy to assist by providing documentation, estimates, or a formal quote to support your application. If needed, we can also help guide you through the process of applying for a line of credit. To proceed with your order:
- A 20% deposit is required to confirm manufacturing
- Followed by two scheduled payments of 30% when unit is manufactured and ready for shipping (with photos, video proof, and inspection certificate) and another 30% when the container departs the port.
- The remainder 20% is due upon delivery- Manufacturing and shipping timeline is approximately 18–20 weeks from deposit
